How to become a home inspector in the UK
The route into UK home inspection today runs through RICS surveying, not through any statutory licence. The "Home Inspector" was created to service the Home Information Pack regime, and HIPs were suspended with immediate effect on 20 May 2010, with sellers released from the requirement the following day. The occupation went with them. Only the Energy Performance Certificate survived as a mandatory pre-marketing document, and EPC assessors are a separate accredited role.
What exists now
A voluntary, self-regulated surveying market. RICS is a Royal Charter professional body rather than a statutory regulator, and its Home Survey Standard — UK first edition, November 2019, mandatory from 1 September 2021 — sets the framework. Reports run at Level 1, Level 2 survey only, Level 2 survey and valuation, and Level 3.
The route
Qualify as a surveyor and gain RICS membership, since the credential here is professional-body membership rather than a licence. Obtain the RICS Home Surveys Licence to issue reports under the Home Survey Standard.
What catches people out
There is no legal barrier to anyone calling themselves a home inspector in the UK, which is exactly why RICS membership does the work that a licence would elsewhere. Worth noting what the change was sold on: abolishing HIPs was presented as saving consumers roughly £870 million over ten years — the same stroke that erased Britain's only formally certified home inspector role.
That saving was the figure claimed by the Department for Communities and Local Government in its 20 May 2010 announcement suspending Home Information Packs; it is a government estimate made at the time, not an outturn.

Home surveyors in the UK are either self-employed or paid by the firm that employs them.
RICS is a professional body rather than an employer or a statutory regulator, and it publishes no pay scale.
Earnings move with credentials and the work they unlock: RICS membership, then the Home Surveys Licence, then moving from Level 2 to Level 3 survey work.
No official scale is published for this role, so treat any single figure you find online as a third-party estimate rather than a rate you can rely on.
