How to become a licensed estate agent in Ireland
Ireland's statutory term is not "estate agent" but property services provider, and the licence comes from the PSRA. The important consequence: employees need their own individual licence. Working for a licensed agency does not cover you, which surprises almost everyone entering the profession.

The Property Services Regulatory Authority, under the Property Services (Regulation) Act 2011, with qualification requirements set by S.I. No. 456 of 2015.
Which licence
Four categories, and you need the one matching your work. A — the auction of property other than land. B — the purchase or sale, by whatever means, of land. C — the letting of land. D — property management services. A residential sales agent needs Licence B.
The qualification route
Either an academic award measured in ECTS credits at NFQ levels 6 to 8 across seven prescribed subject areas — valuations, marketing and practice, economics, law, property management, building construction and technical, and business studies and professional development — or evidence of three years' lawful engagement in property services within the past five years.
What catches people out
Beyond the individual-licence point: the qualification test is a credit-counted assessment across seven named subject areas, not a single trade exam you can sit and pass. You also need tax clearance, professional indemnity insurance covering employer and employees, and a Property Services Compensation Fund contribution — €200 for a company, partnership or sole trader, €50 for an employee.

Estate agents in Ireland are mostly paid on commission, and the structure varies from agency to agency.
The PSRA licenses property services providers but publishes no pay figures, so there is no official scale to quote.
